By · CommentsMany thanks to all that were able to attend the information gathering on Sunday. The turnout was tremendous and I am sure appreciated by many. As we all discussed yesterday, it is important to clear the air with factual information rather rumor, and hopefully for many of you left there with clear facts from which to operate. To recap a few of the points provided.
I have spoken with Blake Tartt of New Regional Planning to become better informed about the intended use/sale of the C-5 tract located at the SW corner of Spring Green and Cinco Ranch. He was very forthcoming and clear with his information.
- This tract of land will be utilized to house an approximately 230 Unit “high end, boutique multi-family” apartment complex.
- The land located on the SE corner of this intersection will house a CVS pharmacy
- The land located on the NE corner will contain a McDonalds and approximately 16,000 sq feet of retail space.
It appears that representatives of Newland are continuing to communicate to those inquiring about this apartment complex that this is “rumor”. I can only comment on my very specific conversation with Blake Tartt, whose role is to sell the property as directed by Newland. As noted previously, he was very forthright with me on its intended use.

The Situation
By · CommentsCinco Ranch Developer Newland Corporation has consistently represented to homeowners and builders that the southwest corner of Cinco Ranch Boulevard and Spring Green Boulevard would be developed as an upscale retail / light commercial property. These representations are verified by Newland’s own community development map as well as the sale sign on the property, which describes it as “Mixed Commercial Use / Retail”. Despite these representations, Newland is in negotiations to sell the property to apartment developers.
The property at issue is a 7.968 acre tract situated directly on the east side of Spring Lake, or as Newland advertises “in the heart of Cinco Ranch Southwest”. The property is identified by Newland as “Tract C5” and is being offered for sale at $10/square foot, or approximately $3,470,860.00.
If developed as apartments, the property could house 200 units or more, easily doubling the area congestion, including traffic on nearby roads as well as the walking path around the lake. The drastic increase in road traffic will pose a risk to the safety of current residents, as it is already busy recreation area for walkers, bikers, etc. In addition to the safety concerns, the development of apartments at Cinco Ranch and Spring Green would result in overcrowding of nearby school and decrease property values for all Cinco Ranch Southwest homeowners. As Newland admits, the Spring Lake area is the “heart of Cinco Ranch Southwest” – to allow it to be overshadowed by a 200+ unit apartment complex will have nothing but a negative impact on the community.
